Dock Regulations

Club Office and Voting Board

 

I.               PURPOSE: 

The purpose of this document is to regulate the registration, use, and construction of docks and decks built by or for members in good standing on the 5 foot strip of lakefront above the high water mark owned by the Club.

 

II.              APPLICABILITY: 

These regulations apply to all:

1.               Docks placed in the waters of Highland Lakes, and

2.               Decks placed on or within the 5 foot strip of lakefront owned by the Club, and

3.               Seawalls constructed, in whole or in part, on the Club’s 5 foot strip.

 

III.            DEFINITIONS:

1.               Dock – A platform either floating on or extending over the water.

2.               Deck – A platform extending, in whole or in part, upon Club-owned land of the waters of Highland Lakes.

3.               Seawall – A wall extending into the bed of the lake which follows the natural line of the lakefront.

 

IV.            REGISTRATION:

Members must obtain membership permits annually for all docks and decks, subject to these regulations in accordance with Club policy. The Club, at the owner’s expense, may remove all docks and decks not registered.

 

V.              SAFETY: 

All docks and decks situated, in whole or in part, on the Club’s 5 foot strip, must be maintained by their owners in a safe condition and kept in good repair. The Club reserves at all times the right to remove docks and decks in poor condition at the owner's expense.

 

VI.            GENERAL REQUIREMENTS:

1.               No structure whatsoever, including but not limited to docks, decks, sheds, boat houses and similar structures may be placed on the Club’s 5 foot strip or on the waters of Highland Lakes WITHOUT THE CLUB'S WRITTEN PERMISSION.

2.               Members owning an item described in 1. above shall continue to enjoy the use of such structures, provided that:

A.              Members must be in good standing.

B.              Members and guest badges are displayed in accordance with Club policy.

VII.           CONSTRUCTION SIZE:

Members are permitted to construct:

1.               One or more docks with placement not to extend more than 25 feet from the high water line. No dock shall be placed less than 10 feet from adjoining property lines.

2.               Revision - June 16, 2000:  However, should it be necessary to extend the dock more than twenty-five feet due to insufficient lake depth or underwater hazards, the Member shall request in writing from the Voting Board an exception to this Rule, provided the Member substantiates to the Voting Board's satisfaction the insufficient depth, and/or the location of the underwater hazards, and the Member's inability to locate the dock in another lakefront location, provided, however, that no extension beyond thirty-five feet from the high water line shall be given. 3.               One floating swim dock with a maximum size of 64 square feet (approximately 8’ by 8’). Swim floats shall not be placed at a distance greater than 50 feet from the shoreline.

4.               Docks are for the sole use of the property owner.

 

VIII.         CONSTRUCTION MATERIALS:

All docks and decks must be constructed out of materials suitable for the intended purpose. Prior to the commencement of any construction or reconstruction, the owner shall submit his/her request in writing to the Club’s Manager specifying:

1.               The materials proposed to be used in the construction or reconstruction of the dock or deck.

2.               A site sketch showing the lakefront and side yard boundaries and the approximate proposed location of the dock and or deck.

 

Specifically prohibited from new construction are exposed flotation and barrels of any type.

 

The Club reserves the right to remove all docks and decks constructed or reconstructed from unsuitable materials at the Owner’s expense.

 

IX.            SEA WALL CONSTRUCTION:

Sea walls may be built of rock, brick, or concrete. However, the wall must follow the natural line of the lake. No filling in of the lake is permitted per state regulations. The slope of the property to the wall may be reduced or increased, provided that no filling or dredging of the lake is done on the lakeside of the wall.
